Modified bitumen (MB) is a popular material for commercial roofs in Canada. It can also be commonly referred to as 2-ply. Modified Bitumen is similar to the BUR system because both are asphalt based.

MB roofing systems are designed for buildings with low-slope or “flat” roof structures.

Modified bitumen roofing uses five layers of protection to achieve this, and it is one of the most trusted roofing systems used in the industry today. These modified roofing materials can last up to 20 to 30 years.

What is modified bitumen made out of?

MB roofing is a single-ply system made out of a mix of asphalt bitumen and various rubber modifiers and solvents. It is then reinforced with fibreglass and/or polyester. It is then assembled in a unique arrangement of layers to increase the roof’s effectiveness. This arrangement of materials allows modified bitumen to have competitive advantages compared with other roofing systems.

You can opt to have “cool surfaces” applied that are reflective to protect against UV rays. You can choose from various colours, allowing you to match your MB roofing system to other design elements.

How is a modified bitumen roofing system installed?

Modified bitumen can be applied in a few different ways. There are three common methods:

Hot asphalt – Asphalt will be applied using a machine to the roof’s felt, on top of which the modified bitumen membrane will be applied.

Torch method – With this method, an open flame torch is used to melt the bottom of a sheet when it is being applied.

Cold adhesives – Specially formulated asphalt is applied and used as an adhesive to hold the membrane.

Because some installation types pose a fire hazard, this should only be done by an experienced roofing professional.

What is the lifespan of modified bitumen roofing?

Modified bitumen is a long-lasting material, and it has a lifespan of 20 years. But because of its low maintenance nature, it can last even longer with some basic care and maintenance.
